What You’ll Earn as a Trust
Deed Investor

  • Target Interest: 9%–13%

  • Collateral: California real estate, 1st position deed of trust

  • Loan Term: 6 to 18 months

  • Max LTV: 65% of After-Repair Value (ARV)

  • Use of Funds: Construction, Fix & Flip, or Rehab projects

You are the lender. We broker the deal, underwrite the file, and close through escrow. Your loan is secured and recorded just like a traditional mortgage lender.

Trust deed investing is not one-size-fits-all. That’s why we don’t post a deal list or allow public browsing. Instead, we offer a tailored approach:

  • You tell us your ideal lending profile — return expectations, term length, property types, etc.

  • We contact you personally when a deal matches your criteria

  • You review the details one-on-one before funding

To qualify for this opportunity, you must:

  • Be a California resident or trust/entity registered in California

  • Have a minimum of $50,000 per loan

  • Preferably be an accredited investor

  • Understand the risks and rewards of lending secured by real estate
